Wise Living provides high-quality, purpose-built family housing for the private rental market.

Our aim is to revolutionise the private rental sector by challenging existing standards, creating and nurturing communities, and ultimately, driving better living standards for our tenants.

We are powered by a national property services firm with over seven years of proven expertise in delivering Build-to-Rent schemes. Finding your home

Where the fun begins! If you know where you want to live, take a look at the available homes we have at that site here. You’ll find everything you need to know about our homes, including layout, the internal spec, dimensions, and virtual walk-through tours so you can have a look around. If you’re still not 100% on whereabouts you want to live, take a look at our current locations.

Next Steps

Once you’ve found the home for you, we’ll guide you through the process! Head over to our contact form and pop in all the details, a member of our team will be in touch to help reserve your new home. We’ll ask you for some further info to get your application started, such as contact details, pet details, and all the important stuff like occupation and payment details.

Securing your home

Once we’re happy we’ve got everything we need, you’ll be asked to pay a holding deposit to secure your home. This is equivalent to 1 weeks’ rent,  when the deposit is paid, it will be held on your account until your first months’ rent is due (this will be deducted from your first months’ rent). Once we’ve had everything we need from you, we will then remove the property from the market.

The Referencing Process

When we’ve received your holding deposit, we will start the referencing checks. We use Let Alliance to carry these out, and it usually takes around 3 to 7 working days to complete. They will be in touch for some additional info & documents to complete the referencing checks – so keep an eye out for an email from them!

Deposits & Payment

Our team will be back in touch to confirm the next steps once referencing has passed. You’ll receive a copy of your Tenancy Agreement to sign & return to us. You’ll then pay your deposit (5 weeks’ rent) and your first month’s rent. Your deposit will be registered in a Tenancy Deposit Scheme (TDS).

It’s time!

Once everything has been processed, our team will be in touch to arrange the move-in process. You’ll receive a copy of the inventory prior t your move-in, and we’ll arrange a time and date that suits you to move into your new home. Our dedicated TLA (Tenant Liasiosn Advisor) will be on-site to hand over the keys to your new home!
