We offer our institutional investor clients a one stop service under one roof covering all parts of the process from site identification and development through to letting, management and maintenance of the properties.
Your life as a Development Manager
As our Development Manager, you will be responsible for the day-to-day management of numerous projects across the Wise Living development portfolio, managing our developer partners and team of consultants, successfully delivering the units for our institutional investors to the Lettings and Management (L&M) team.
To help us achieve this you will need to feel confident with developing strong relationships with our developer partners and investors. You will manage your schemes from feasibility through to build completion.
Location
This role will be substantially remote based, with occasional travel to our office in Nottingham. In addition, regular travel to our development sites across the Midlands and South of England, including the South-West will be required.
What you’ll do
•
Support our Land & Partnerships team to secure new development opportunities either with existing or new developers
•
Produce business cases including investment appraisals to ensure Wise Living secure the required investor funding
•
Prepare and finalise development and financial programmes, due diligence reports and risk profiles
•
Work closely with our legal representatives during the site procurement process providing comments on legal documentation and entering negotiations on behalf of Wise Living &/or our investors

Effectively and efficiently managing the projects on site from acquisition through to completion
•
Ensuring the L&M team are kept updated on progress by updating internal systems and reporting regularly to key stakeholders across the business

Managing and monitoring project scope, time and cost
•
Reviewing specification at underwriting, acquisition and delivery stages
•
Processing stage payments in line with the contracts
•
Appointing required consultants for new projects, including Employer’s Agents (EA) and Clerks of Works (CoW) in line with our internal process
•
Attending regular meetings on site with the EA
•
Monitor Wise Living/Investor’s requirements in discharging agreements with statutory authorities
•
Represent Wise Living in fulfilling the client requirements under the CDM regulations 2015
•
Managing the EA and developer relationships to ensure opportunities for new business are available
•
Ensuring that the site team/project are adhering to all policies and procedures
•
Continuously review the performance of the EA/consultants & developers and take appropriate action to secure efficient performance
•
Ensuring the EA collates the information required internally
•
Produce monthly Construction Reports for senior management review
•
Ensuring all compliance handover documentation is retained & filed for the L&M team
•
Overseeing the handover process in its entirety, taking full responsibility for the final product received into the L&M team
•
Contribute to any necessary policy, procedure and briefing documentation
•
Any other duties as assigned by your Line Manager.
Who we’re looking for
We are looking for an organised and proactive individual who has at least 5 years’ experience in a similar role and ideally qualified in a construction related discipline – although not essential.
You’ll have a good understanding of building contracts, purchase/funding agreements and ancillary documentation to be confident to partake in discussions and negotiations as and when required.
You will be expected to present options for commercial decisions in the best interests of Wise Living and report these for internal consideration.
You’ll have a natural ability to build positive relationships with all stakeholders in a way that establishes confidence, credibility and trust.
You will be a quick learner and keen to further enhance your technical knowledge with a view to leading on future schemes with minimal supervision.

An ideal candidate for this role, will be someone who is working in a similar role for a developer or as a project manager for a consultancy

Eligibility to work in the UK and everything it takes to complete pre-employment screening successfully.
And, ideally, but not essential:

A construction related qualification
•
Membership of CIOB / RICS / APM – or working towards one
