Our team provides a number of services to support a Wise Living partnership, here’s how a deal with us works:
Business Development
Our dedicated team works with Land Agents, Developers, and House Builders to source Family Housing PRS schemes and undertake development appraisals. Once initial site details are provided, our in-house site appraisal team will review location, demographics, proposed rents.
PRS Consultancy
The team has assessed almost 1,000 sites for family housing PRS. The assessment process includes reviewing if a site is in a suitable location for rental and provide an accurate indication of the potential rental yields. Based on the proposed rents, we will be able to offer unit values, preferred mix, comments on density, details of house types, and much more. We have over 7 years of knowledge & experience in Family Housing PRS that we deploy in the following elements:
- The design and layout of schemes
- The specification of the properties
Whilst dealing with Planners and Local Authorities, in collaboration with the developer, throughout the planning process and in S106 negotiations.
Development Management
Our experienced Development Managers work with Employers Agents to ensure that the properties are built to the appropriate quality, specification as well as time and budgetary constraints. Once the land value is paid in full upon completion, construction value paid out in-line with monthly valuations or staged payments.
Lettings Management
As soon as the development is in construction the letting team starts promoting and letting the site through site signage, social media, leaflet drops, and the letting portals. We have our own in-house letting team that will take potential tenants through the whole process from initial enquiry through to move in’s. All tenant enquiries are managed centrally, and a dedicated team of Property Managers deals with all maintenance requirements and utilises our in-house Maintenance team. They are also responsible for the collection of rents and we have a robust arrears process should tenants not pay on time.
Asset Management
Managing the overall performance of the asset, our Asset Manager ensures that all the teams are working within the required levels. We also take care of the monitoring and approval of all maintenance and Capex expenditure to ensure the target yield is being achieved or bettered. Our Asset Manager also provides a focal point for all investor enquiries on their portfolio performance and provides all appropriate management information.
